That’s exactly what we did when I helped my client sell her beautiful condo Summerridge, a community in Reston that backs up to North Point Village Center.


My client had loved living there. The peaceful trails, the easy walk to North Point for shopping and coffee, and the friendly neighborhood feel were all part of what made the condo so special. When it came time to sell, I knew we needed to highlight not just the space, but the lifestyle.


We started with a few smart updates: fresh paint, new hardware, modern light fixtures. Then we staged the condo to make sure buyers could instantly envision themselves living there. The goal was to present it in a way that felt both stylish and welcoming, so that the first impression would stick.


But where we really set this sale apart was in the marketing. We didn’t just rely on photos—we told the home’s story through video and creative collateral that brought it to life.


Together with my client, we created videos that highlighted what she loved most about the home and the community. The first video of the North Point condo captured the heart of the condo and the peaceful Reston surroundings. The second neighborhood video shared her personal perspective and favorite features, from morning coffee on the deck to the convenience of North Point shopping.


This personalized, thoughtful marketing plan helped the home go under contract in under two weeks—with a price my client was very happy with. In a market that’s shifted from red-hot seller territory to something more balanced, it proved once again that when you’re selling your home in Reston or anywhere else marketing is everything.
