A while ago, an amazing young woman was referred to me by a past client. She had a clear vision, discerning taste, and a tight timeline. Her lease was ending, and her goal was to close on a home with no overlap—meaning she needed to go from renter to homeowner smoothly, without paying for two places at once.
In a strong seller’s market, that’s a tall order. But I was determined to do everything possible to make it happen.
For a few weeks, we toured homes and narrowed in on what truly felt right. Then she found her dream neighborhood… and immediately hit a wall: nothing on the market matched what she was looking for.
So we shifted gears....
I went into overdrive—calling agents who regularly worked in that area, reaching out to homeowners directly, and putting the word out that we had a motivated, qualified buyer who was ready to move quickly. And as luck would have it (with a little persistence behind the scenes), I connected with an agent who was preparing to list a home in the exact spot my client wanted.

But because I’d already built that connection with the listing agent, I had a clear understanding of what the seller cared about most. We structured an offer that aligned with the seller’s priorities—and my client’s offer was accepted.
She closed right on time, avoided the stress of lease overlap, and is now happily settled into her beautiful dream home.
The takeaway: A competitive market doesn’t have to mean an impossible one. With the right strategy, strong relationships, and an agent who’s willing to get creative and work hard behind the scenes, “difficult” can absolutely become “done.”
